Buy a warehouse, convert it to dojo/home?

I'm thinking for in the future I want to start a big dojo in Indianapolis. Could I buy a warehouse in Indy, IN and convert it into a dojo and build part of a house added onto/inside of it? Has anyone tried anything like this before and are things like this attemped? The reason why I choose a warehouse is because I want to run a dojo that big, but don't want to build the whole dang thing. And I want to live on the premises to combine bills. Thanks and God bless!
